Brief
Carry out a high-level property portfolio review to establish the potential to bring to market prime office space through the reduction in space requirements based on two key factors: workspace, along with amenity and support space.
Approach
A combination of analysing occupational data relating to workspace occupancy, meeting room and client-facing facility usage, onsite observations and audits of the entire premises to understand:
A: Work-space provision i.e. the workplace being broken down into ‘current’ and ‘potential’ capacity, on-floor support provision of filing, photocopying, meeting rooms and vending points.
B: Amenity and support space provision; restaurant, client dining and meeting suite, internal meeting rooms etc.
Outcome
From the space/filing/storage usage audits and reviews, we determined through several re-stacking options that the organisation could release circa 25,000sqm of prime office space on to the open market, by:
- Rationalising and restacking the floors they occupied and those they sub-let
- Reducing filing and storage by some 15%
- Repurposing unused facilities into workspace
- Potential to increase partner, lawyer and fee earner capacity through
- All single occupancy offices adapted to accommodate two persons
- Offices occupied by others released for occupation by partners, lawyers and fee earners
