Brief

To assist the organisation to consolidate into one new HQ building by exiting four occupied sites and using the move as a catalyst for workplace transformation. To prepare an operational and occupational brief for the new HQ and assist the Agents to find a suitable building that meets the requirements of the brief.

Approach

In order to meet the requirements of the brief it was imperative to understand the organisation’s business drivers and vision, it’s preferred location and the look and feel of the new premises. To achieve this it was necessary to :

A: Undertake, interviews with the COO, head of IT, HR and FM to understand the vision and culture of the organisation; to establish the operational footprint of the new premises and desired look and feel of the new premises, enabling the compilation of the operational and occupancy briefing document.

B: Work in tandem with the Agency team of CBRE to view several premises. By using a scoring matrix the field was narrowed down to two. The floorplates of the shortlisted locations were then evaluated in respect of performance and quality of space and tested in respect of flexibility with various test fits.

Outcome

With the brief and operational footprint established the organisation embarked on viewing several buildings in West London. The preferred building and location, West of London, met the requirements of the brief, enabling the Board to sanction commencement of negotiations with the landlords and the fit-out of an outstanding performance enhancing HQ.
