Brief
Following on from our review of working practices with its FM provider, the Telecoms organisation appointed Sonny Hasan + Associates to undertake a review of Project Broom; a realignment of the property folio which consisted of 23 projects, comprising 8 exiting sites and 15 receiving sites.
Approach
Each project was investigated thoroughly and the programme interrogated with the originator to ensure compliance with the Master Programme.
Outcome
The review highlighted the following:
Exiting sites: The serving of notices to trigger the lease breaks were not being carried out within the T&Cs of the lease; dilapidation; reinstatement of works and decommissioning programmes were not synced with close-down, move and exit programmes.
Receiving sites: The programmes were generally achievable. However, it highlighted four sites would not be ready to receive occupants on the due dates unless the works were brought forward, or further funding signed off for programme resources to bring the projects in on time.
