With the printing industry being transformed through digital platforms the need for the current dated premises of some 5,200sqm was being questioned at board level. There was also an option to sell the site, relocate and right-size. The unknown factors were what size should the new premises be and what should it look and feel like?
The key aspect of this project was to understand the organisation’s business drivers and vision, it’s preferred location and the look and feel of the new location. To do this we:
A: Undertook 1-2-1 interviews with the MD, COO, head of IT, HR and FM, together with two workshops; envisioning and operational. Through this process we established the business and support requirements to function effectively and the look and feel of the new premises, allowing us to prepare the operational and occupancy briefing document “Employers Requirements” for the design team.
B: Working in tandem with the search Agents, several premises were viewed and by using a scoring matrix the field was narrowed down to three. The floorplates of the shortlisted locations were then evaluated in respect of performance and quality of space and tested in respect of flexibility with various test fits.
With the new operational footprint of 2,100sqm established the board opted to sell its site in SE1. Negotiations were concluded with the landlord on its preferred site, a modern purpose-built speculative office block in the EC2 district of the City.
