Brief

As Director and Head Workplace Consultant at CBRE, I undertook a review of the UK HQ facility in London to establish if it could reduce the operational footprint at its London HQ and sub-let any residual surplus space. I also identified any ramifications in respect of statutory requirements if the building or parts of it was sub-let.

Approach

To understand how we could reduce the operational footprint or sub-let it was imperative to establish how the building was being occupied. We performed the following actions:

  • Floorplates were analysed to establish if they met the organisation’s aspirations and operational needs in terms of effectiveness and efficiencies
  • A space utilisation study was carried out to understand occupancy and activities 
  • Specialist consultants were engaged to advise on statutory requirements in respect of sub-letting

Outcome

From the studies, the client was advised there was scope to sub-let sections of the building by restacking the organisation and fine-tuning its spatial requirements if it adopted new space standards and reduced filing by circa 25%. The study also confirmed sub-letting was an option, however it would have to make alterations to the existing fabric and services to meet statutory requirements. The organisation ultimately decided to sell the building, right-size and move to the City of London where the majority of its investors were based.
